Don’t Get Tricked into Waiting Too Long

M&M Liens are Powerful but you have to file them fast. Experienced builders and developers know this and some will try to snooze you past the deadline.

Rule #1: MEET THE DEADLINE!

The deadline is always on the 15th day of a month. The deadline is never longer than the fourth month after you did the work or provided the materials, and sometimes it is as early as the second month.

Rule #2: Give your Notices monthly

Filing the lien claim is the most important but it is not the only thing. To strengthen your claim there are monthly notices you should give as the project is going along.
